Odesa region restores palace-estate of Freud’s noted patient 'Wolf Man' to state ownership

Authorities in the Odesa region have returned the ruins of the Dubetsky-Pankeiev estate to state ownership. This historic palace was once home to Serhii Pankeiev, internationally known as the "Wolf Man" from Sigmund Freud's seminal psychoanalytic case study.
The Odessa region prosecutor's office reported this.
Prosecutors found that in 2010, the building was transferred to private ownership with the condition that it be preserved, cared for, and restored.
However, as law enforcement officers noted, the owner ignored his duties and did nothing for more than 15 years to preserve the monument, which remained in critical condition.

Despite obligations that formed essential terms of the contract, the building's owner failed to preserve or restore the monument. Since 2010, no action has been taken, and this negligence has only accelerated the estate's deterioration. Such inaction not only contravened public interests but also violated cultural heritage protection laws. In response, the prosecutor's office intervened to safeguard the estate, filing a lawsuit with the Commercial Court.
The Commercial Court ruled in favor of the Odesa Regional Prosecutor's Office, which filed the case on behalf of the state, represented by the Vyhodiansk Village Council, and with the involvement of the Department of Culture, Nationalities, Religions, and Protection of Cultural Heritage Sites of the Odesa Regional State Administration. In its decision on February 3, 2025, the court terminated the purchase and sale agreement and ordered the defendant to return the building, covering more than 2,300 square meters in the village of Vasylivka, Odesa region, to state ownership.
"Panskyi maietok" is more than an old building—it is a living piece of history where architecture, psychology, war, culture, and myth converge. Restoring the estate to community ownership represents more than a legal victory; it is a restoration of justice and a renewed hope for revival. This decision paves the way for the estate's transformation into a vibrant center for culture, science, and tourism.

The architectural monument is located in the village of Vasylivka in the Odesa region. The estate was built between 1830 and 1854 in the classicist style according to the design of the architect Franz Boffo.
The estate initially belonged to Major General Vasyl Dubetsky's family. In 1862, the Dubetsky family sold the palace, and later, the merchant Konstantyn Pankeiev settled there with his family.
His son, Serhii Pankeiev, gained international recognition as the "Wolf Man," the pseudonym Sigmund Freud used to protect his anonymity in a landmark psychoanalytic case study.
Pankeiev described to Freud a recurring childhood nightmare: a pack of short-tailed wolves sat outside his window, staring at him, before one leapt onto the windowsill—a vision that always jolted him awake in terror. Freud interpreted this nightmare as stemming from Pankeiev's early childhood experience of witnessing his parents engage in sexual intercourse.
The estate was nationalized by the Soviet authorities in 1937. After World War II, the building housed a village school and later administrative institutions.
It should be noted that the foundations of the late 18th-century palace of Kyrylo Rozumovsky were added to the List of Cultural Heritage Sites of Kyiv as a newly discovered object.
